POST-SELECTION DECISIONS
The following issues affect the design-build process after a design-build firm is selected. These issues should be reviewed and determined by the public entity or ownership group before embarking on a design-build project:

  • Will the D-B firm be asked to do any work "at risk" after selection?
    • Yes
    • No
  • Will the construction work be "fast-tracked"? (starting construction before the design is completed)
    • Yes
    • No
  • When will the D-B firm provide a Guaranteed Maximum Price?
    • Before start of construction
    • After permits are issued
    • When plans are:
      • 20%
      • 50%
      • 80%
      • 95%
      • 100%
  • Will there be any shared savings between the Owner and the D-B firm after completion?
    • Yes
    • No

CONCLUSION
In summary, it is clear why the Design-Build delivery method is the fastest growing facility development approach in the nation, both in the private and public sectors. More and more states are changing their antiquated statutes to allow public entities to actively select the firm they want to deliver their facilities instead of being forced to use construction companies based solely on low bids. But, like any complex endeavor, there are many critical decisions to make along the way in order to successfully produce a design-build project. Understanding the process and having experienced assistance are the keys.
